Berkson Appraisal Service can address residential property, luxury and complex residences, commercial real estate, investment property, land and other real property interests within the scope of the assignment.

This allows estates containing multiple or atypical real estate assets to obtain valuation from a Certified General Real Estate Appraiser experienced with both residential and commercial property.

Historical effective dates

Retrospective Appraisal Analysis

A retrospective appraisal is not simply today's value adjusted backward by a general market percentage.

The analysis considers the subject property as of the historical effective date and examines market conditions, comparable transactions and other evidence relevant to that period.

When the current physical condition differs from the condition existing as of the retrospective date, available photographs, records, interviews, plans, prior listings and other credible information may be considered as part of the scope of work.
